HORRIBLE! It rained, brown "color" from the mat oozed out and left a brown rectangular stain around my NEWLY poured walkway. I'd make All Modern re-pour the cement, if I could. Nothing has been able to remove the color stain. AVOID at all costs, that is unless you like this type of thing by your door.
